NJ Farmland Assessment Application Guidelines


You must own at least 5 contiguous acres devoted to agricultural/horticultural use; land must be devoted for at least two consecutive years prior to the tax year.

While not required, it is suggested to make an application for the two years prior to qualifying to provide notice to your assessor of your intention to qualify for Farmland Assessment. This will assist in allowing the assessor to inspect the property and will ease your burden in filing for actual qualification by providing proofs of sales of agricultural/horticultural products. If you decide to wait to apply when you will meet all criteria, then you will have to provide proof of your two years of farming activity to your assessor.



No, the new online farmland assessment portal is replacing all the paper applications and will ask questions throughout the application about your Woodland Management plan and gross sales information.



A landowner must submit their application on or before August 1 of the pretax year. N.J.S.A. 54:4-23.18



The owner of the land at the time the application for farmland assessment is made. In the case of multiple ownerships (except corporate co-owners) one of the owners may sign on behalf of the other co-owners, and such signer will be presumed to have authority to sign on behalf of the other owners. In the case of a corporate owner or owners the full name of the corporation must be provided on the application accompanied by the signature and title of the corporate officer authorized to sign the application on its behalf. All owners must be listed on the application.

Gross sales of crops or livestock must total at least $1,000 per year for the first 5 acres, plus $5 per acre for each additional acre.

Gross sales of woodland/wetland under a Woodland Management Plan must total at least $500 per year for the first 5 acres, plus 50 cents per acre for any additional acres.



For farmland management units that have fewer than seven acres that qualify for farmland assessment, that is, excluding the homestead or acreage not receiving farmland assessment, a descriptive narrative describing the agricultural and/or horticultural uses on the acreage and a sketch of the location of the activity must be uploaded with the application for farmland assessment. N.J.A.C. 18:15-2.2

  4. Forestry number if applicable, along with scaled activity map showing the location of the woodland activities (non-appurtenant) on the property.


Approval or denial of the application is responsibility of the assessor on or before November 1. Applications with the woodland management plan need to be certified by the approved forester selected on the application. The primary contact owner identified on the application is electronically notified via email when action is taken by the approved forester and the assessor. Status can also be checked by logging into your account and checking the 'Submitted Applications' section. Any question on status of the application will require follow-up with your assessor.



Yes, you may enter multiple blocks per application, provided they are all within the same municipality and contiguous and with same ownership. Non-contiguous blocks within the same municipality will require different applications, as well as contiguous blocks spread over more than one municipality. You may submit multiple applications from the same account.



Yes, if you have multiple land parcels requiring different applications, you may submit them from the same account.



Yes, there can be multiple users on the account. An existing user can send an invite email to new users from 'Manage My Account' section using 'Invite Account User' functionality. Once the new user sets up their account from the email, they have same access to submitting new applications or viewing the submitted applications.



No. Farmland Assessment Application will automatically save your information once you have completed the Identification section of the application and clicked the 'Save and Continue' button at the bottom of the page. In addition, each section of the application except the first one, the Identification Section, has 'Save & Quit' button which allows you to save the information entered in the current section of the application and quit. The incomplete applications can be accessed and resumed from the 'In-Progress Applications' section.

Please note that only the applications that are completed and submitted are processed for farmland assessment. In-Progress Applications are purged after the application deadline.



Since the system saves the information as you progress through the application, only the information entered/edited after the last save will be lost if the browser is closed. If you login to your account, you can access the application in the section 'In Progress Applications' and be able to resume from your last save action.



Yes, you may create more than one account, but you will not be able to access the previously submitted applications from that account.

For security purposes, after 20 minutes of inactivity the session times out and you will need to login to your account. If you login to your account, you can access the application in the section 'In Progress Applications' and be able to resume from your last save action.



  1. An Approved Woodland Management Plan (WMP) or NJ Forest Stewardship Plan (FSP) with the Forestry Number assigned.
  2. Selection of an Approved Forester from the list provided on the application. The service reaches out to the selected Forester for certification of your compliance with the approved plan.
  3. Upload of scaled activity map showing the location of the woodland activities (non-appurtenant) on the property.
